New buildings coming to West Columbia industrial park

Magnus Development Partners recently broke ground on two buildings at 803 Industrial Park in West Columbia, with a third set to break ground in early 2023.

The 252,720-square-foot Gateway One and 252,720-square-foot Gateway will deliver in the second quarter of 2023. Each building will feature a 190-foot deep truck court, up to 57 dock-high doors, 72 trailer drop spaces, 50-foot by 54-foot bays, 32-foot clear heights, ESFR fire protection and LED lighting. The buildings can be subdivided for users needing as little as 56,160 square feet of space.

Magnus will break ground on Gateway Two, a 408,240-square-foot speculative building, during the second quarter of 2023. The Gateway Two building will feature a 190-foot deep truck court, up to 32 dock-high doors, 50-foot by 54-foot bays, 36-foot clear heights. Additionally, Magnus has plans to develop a Gateway Four building at a later date based on market demand.

“The 803 Industrial Park will be the Midlands premier Class A park to attract growing industrial users,” Kevin Werner, partner with Magnus, said in the release. “We anticipate leasing both buildings upon completion and will quickly develop the rest of the park, offering over one million square feet of state-of-the-art industrial buildings.”

The multimodal industrial park is located adjacent to Columbia Metropolitan Airport and is close to UPS and other shipping hubs as well as a Norfolk Southern railroad terminal.
